The 1 May 2026 clock is ticking

From May 2026, Section 21 disappears. All existing tenancies automatically convert to periodic. Information Sheets must be served to every tenant by 31 May 2026, or £7,000 per property.

By autumn 2026, the PRS Database goes live. By 2027, Awaab's Law applies to you. By 2030, you need EPC C or you stop letting.
